Leasing, Application, Policies and Fees
We offer a personalized leasing experience through our team at 605-334-RENT. With more than 12,000 options, including apartments, townhomes, lofts and single-family homes, our leasing team helps you find the perfect place to call home. We’ll guide you through the entire leasing process. From your first phone call to matching you with home options that meet your needs, through guided tours and lease signing, we’re here for you.
You can apply online or in person at any of our locations. We charge an application fee for each adult, along with a deposit and an admin fee. The screening process includes a credit and criminal background check, income verifications and landlord references. Our team makes this a seamless process to allow you to move in quickly!
Many of our properties are pet-friendly without breed restrictions. Our homes have a 2-pet limit. Pet deposit and fees are starting points and are subject to adjustment. Call our properties today and press option 1 to learn more about each property’s specific pet policies and fees.
We are also happy to offer our pet residents dog parks and green space to play and run.

Our conventional housing applications are usually processed in 3-5 business days. Our affordable housing applications are usually processed withing 3-4 weeks. However, these processing times are subject to change.
Our maintenance team cares for our residents and are committed to making every home shine! To do so, we offer 24-hour, 365-day maintenance. Our residents even rank our maintenance satisfaction as a 4.5/5 stars!
We have an emergency maintenance phone line that can be reached by calling your property’s phone number and pressing option 3 to submit in an emergency maintenance ticket.
We are happy to welcome guests at our communities. If a guest will be staying more than 5 days per month, they will need to apply and be added to the lease.
We offer a variety of lease terms from 2-14 months at most communities.
Our conventional housing communities allow qualified cosigners to apply.
We do not allow subletting.
Our communities are smoke-free. All smoking must be 25 feet away from the property.
Our communities implement quiet hours starting at 10 pm.
Early terminations are allowed with a 60-day notice and a variable termination fee of either 25% of remaining rent on the lease or 1 month of rent, whichever is greater.

Private entry apartments, also referred to as flats, are first or second-level apartment homes that have entrances directly outside to a staircase/parking.
Move-In/Move-Out
We want to get you moved in as soon as possible! Most applications are processed within 3-5 business days but is subject to change on application processing times.
To ensure we keep every home clean and ready for new residents, we will deduct professional cleaning and carpet cleaning fees. Additional fees may be charged pending the home's condition upon move out.
